Question 1

Is now a good time to buy?

Accepted Answer

Rates are sitting in the high 6% to near 7% range right now, and I know that number can feel intimidating. Here's the thing: many buyers are choosing to buy now and refinance later once rates come down, rather than sit on the sidelines waiting. Your home starts building equity the day you close, no matter what the rate looks like today.

Question 2

How much do I need for a down payment?

Accepted Answer

Less than you probably think. Conventional loans can go as low as 3-5% down, and FHA starts at 3.5%. The more you put down, the lower your monthly payment, and you'll skip PMI once you hit 20%.

Question 3

Should I get pre-approved before home searching?

Accepted Answer

I always recommend it first. It tells you your real budget so you're not falling for a home outside your range, and it makes your offer stand out if there's competition.

Question 4

Can I negotiate on price right now?

Accepted Answer

Often, yes. Buyers have more room to negotiate than they did a few years back, especially on homes that have been sitting a little longer.

Question 5

What's the difference between pre-qualified and pre-approved?

Accepted Answer

Pre-qualification is a quick, informal estimate. Pre-approval means a lender has actually verified your finances and is ready to back you. Sellers take pre-approval much more seriously.

Question 6

How do I price my home in this market?

Accepted Answer

A fresh CMA using sales from the last 60-90 days is key. Pricing has shifted since the frenzy of 2021-2022, and getting it right from day one is what attracts serious buyers.

Question 7

Should I make repairs before listing?

Accepted Answer

Focus your energy where it counts: fresh paint, curb appeal, and fixing anything that could raise a flag at inspection. Save the big remodels unless they're clearly holding your value back.

Question 8

How long will my home sit on the market?

Accepted Answer

It depends on your price point and area, but expect a bit more patience than the market required in past years. Good pricing and presentation make all the difference.

Question 9

Do I have to pay buyer's agent commission?

Accepted Answer

That's negotiable now, and it's worth talking through your options with me so you understand what makes sense for your sale.

Question 10

What's the biggest mistake sellers make right now?

Accepted Answer

Pricing based on what the neighbor's house sold for in 2022 instead of what's happening in the market today.
