How do I pay my rent?

You can pay your rent through the online resident portal, in the office with a personal check, cashier’s check, or money order, or by using the third-party service Flex to split your rent payments.

What if I am late on my rent?

You have until the 6th of the month to make payments online. Beginning on the 7th, a $100 late fee will be added to your account and the online portal will be disabled. After that, all payments must be made in full at the office using a cashier’s check or money order; partial payments will not be accepted.

Do I need renter's insurance?

No, renter’s insurance is not required. However, since we do not provide renter’s insurance, we highly recommend obtaining a policy. Renter’s insurance is typically very affordable, especially if you bundle it with an existing insurance plan.

How do utilities work?

Utilities are usage-based and billed 60 days in arrears, meaning you are billed about two months after the services are used. We use Conservice to manage water, sewer, and garbage billing. Conservice bills us, and then we add the charges to your account so they can be paid together with your rent. Electricity must be set up and paid separately through Clark Public Utilities. What is Jetty?

Jetty is a surety bond that can be used instead of a traditional security deposit. With Jetty, you can choose to make small monthly payments or a one-time payment, which helps reduce upfront move-in costs and can be especially helpful for applicants with conditional deposits. Please note that Jetty is non-refundable, and any damages to the unit at move-out must be paid out of pocket.
