Who am I and where do I work?

I am a Realtor who lives and works in the Greater Chattanooga area, including North Georgia. I work roughly within an hour and a half radius from Downtown Chattanooga. If you’re someone who wants to buy or sell outside of this area, still reach out! I can research and refer you to a great agent almost anywhere.

I work with many different clients, but I have a sweet spot for first-time homebuyers and relocation clients. I also thoroughly enjoy helping buy and sell older homes!

What is the first step in buying or selling a home?

For buyers, some people would say get pre-approved, but I disagree. For buyers AND sellers, your first step is finding a realtor you trust. That realtor should have a free consultation with you to discuss what they know and offer, and what the process of buying and selling is.

Question 4

Do I have to put 20% down to buy a home?

Accepted Answer

No! Your down payment depends on your loan type. Most people are only required to put 3-5% down! Depending on your credit score, location, and if you were/are in the military, there are even loans where you don’t have to put any money down. Reach out to me for a great lender recommendation!

My house needs repairs before I sell it - what should I do?

Call me! A lot of the time you don’t need to make those repairs you’re thinking of. I’ve had clients make repairs before calling me, and then finding out they put their money into the wrong concerns. I can help guide you through what will make you the most money at closing.

Question 6

How long does it take to buy or sell a home?

This can vary, but most transactions close within 30 days of a bound contract.

Question 7

What are my upfront costs when buying a home?

Accepted Answer

You’ll have 3 upfront costs:
1. Earnest Money - This is roughly 1% of the purchase price due within 7 days of the home being under contract. If you close on the home, it’ll go towards the purchase of the home. If you terminate, it depends on what happens, but if you follow the contract you’ll get a refund. 
2. Inspections - This amount varies depending on who you choose and what inspections you want, but most home & pest inspections are $500-$700.
3. Appraisal Fee - If you’re paying cash or putting a large amount of money down, you don’t need an appraisal and can save money on this. Appraisal costs vary, but are usually $400-$750. See if your lender can wrap it into your closing costs so you don’t have to pay it until later!
