Why am I paying for the full month if I’m moving in on the 15th?

You are not paying for a “full month” and only living in your apartment for half the month. Per your lease agreement, the total cost to live at Arden Villas from August 15, 2025, to July 22, 2026, is divided into 12 equal monthly installments, each due on the 1st of the month for your convenience. Your first payment isn’t due until move-in because you haven’t received your keys yet. However, the lease was never advertised or stated as a per-day rental, so the monthly amount is not prorated. This is explained clearly on page one of your lease agreement.

What do I do if I’m locked out of my apartment or if there’s an emergency after the office closes?

If you’re locked out or have an emergency after hours, please call the office at 407-382-1100 and follow the prompts to reach our on-call team member. They’ll guide you through the next steps.

Question 3

What hours is the clubhouse open? How do I access the amenities?

Accepted Answer

The clubhouse is open 24/7, except for the leasing office (located in the middle section of the clubhouse), which follows regular office hours.

Gym: Enter through the pool gate, turn left, and look for a white door with a key fob sensor. Tap your fob, enter the laundry room, and continue through the next door to reach the gym.

Study Rooms: Take the elevator upstairs from the clubhouse lobby, or go up the pool stairs and through the doors.

Pool & Hot Tub: Open from sunrise to sunset.

What do I do if I have a noise complaint?

How do the study rooms work?

How do I print?

A printer is available in the clubhouse—just bring your own paper. Printing must be done from the clubhouse MacBooks. If you need help or have a small document, a Community Assistant can print it for you from the office printer.

Question 7

How do I rent out sports equipment?

Accepted Answer

Basketballs, tennis rackets, and tennis balls are available to borrow for free. Visit the office during office hours, and we’ll loan them to you in exchange for holding your ID. Your ID will be returned once you bring the equipment back.

Question 8

Where is guest parking?

Accepted Answer

Guest parking is in two locations:

Upon entering the property, immediately turn left—there’s a lot facing the leasing office.

Continue past the pool; at the stop sign, turn left and look for the “Visitor Parking” sign.

Guests must avoid parking in any reserved spaces.

I have a dispute about my utility charges.

Please contact our utility provider, Conservice, directly for any billing questions or disputes.

Question 10

How do I request pest control?

Accepted Answer

Pest control visits the property every Tuesday. To be added to the list, submit a pest control maintenance request through your Resident Portal, including the type of pest. You can also call or visit the leasing office to request service.
